Our lovely 2 storey executive villa is situated on the peaceful, secluded, upscale development of Grand Reserve, south west of Kissimmee.
The view from the rear of the property across the conservation, wetlands and lake, is beautiful. For sun worshippers the biggest bonus is that the decking and pool are South facing which will enable you to take advantage of those golden rays from sunrise until sunset.
Pool, Spa & Decking Area - An outstanding feature of the villa is the 50' wide by 22’ long screened deck area which contains the spa and 36' swimming pool. Both are South-west facing, onto the lake, and have all-day sun. There is a large lanai and luxury padded poolside furniture, large tables plus padded sun loungers. The pool and decking area is completely private with trees and bushes on both sides. The deck can be lit at night using the wall lights. Access to this area is via patio doors from the family room, Master Bedrooms 1 and the house bathroom. For the Winter months an electric pool heater is available at extra cost.
Games Room - This room contains a Pool table, Table Tennis table and Electronic soft-tip Darts.
Lounge - The formal lounge is situated at the front of the villa and contains a lovely deep comfy sofa with two matching easy chairs plus the ornately carved, marble-topped coffee and occasional tables, dresser with mirror and table lamps. Enjoy good conversation or a peaceful read in the relaxing atmosphere of this room.
Dining Room - The dining room is alongside the lounge and contains a large table with seating for 6, in a more formal setting.
Family Room - The very large family room is located at the rear of the villa and contains two comfortable sofas and matching easy chairs and coffee and occasional tables with lamps. There is a 51” cable HDTV complete with DVD/CD and VCR players which is housed in a beautiful armoire. For your enjoyment there is a selection of videos and board games. A ceiling fan has been fitted a ceiling fan to ensure your comfort. Patio doors lead out onto the south facing pool and deck area.
Kitchen & Breakfast Area - Catering is made easy by the fully equipped kitchen which has a large cooker with self cleaning oven, microwave oven, fridge/freezer with icemaker, dishwasher and waste disposal unit. There is also a plentiful supply of cutlery, crockery, cooking utensils and glasses, as well as drinks and dinner ware etc. which are suitable for use around the pool. There is a breakfast bar and four bar stools plus table with further seating for four in the breakfast area. A telephone has been fitted and a wall-mounted fire extinguisher hangs next to the end unit.
Laundry - The laundry room contains a full size washing machine and tumble drier plus a laundry basket, iron and ironing board. A door from the laundry provides easy access to the garage.
Master Bedroom 1 + Ensuite Bathroom 1 - This lovely, airy and spacious Master bedroom has a king size four poster bed, a walk in wardrobe, two 2-drawer bedside units with lamps and a large dresser with opulent mirror. It also contains a 25" cable TV and DVD/CD player, plus a telephone and clock radio. The ceiling fan with lights has been installed to ensure your comfort. Patio doors allow easy access to the sundeck and swimming pool. The en-suite bathroom has a toilet, twin vanity units with lights and mirror above, a separate walk-in shower and an oval bath.
Master Bedroom 2 + Ensuite Bathroom 2 - Upstairs is the second spacious Master bedroom with its impressive King size bed and beautiful limed oak furniture which includes two 2-drawer bedside units with lamps and a large dresser with opulent mirror. It also contains a 27" cable TV and DVD/CD player, plus a telephone and clock radio. The ceiling fan with lights has been installed to ensure your comfort. The en-suite bathroom has a toilet, vanity unit with lights and mirror above, a mirrored wall cabinet and a bath with shower.
Bedroom 3 - This lovely bedroom has a queen size bed, a wardrobe and two 2-drawer bedside units with lamps. It also contains a cable TV, telephone and clock radio. The ceiling fan with light has been installed to ensure your comfort.
Bedroom 4 - This room sleeps two people in twin beds and contains a bedside unit with lamp and a fitted wardrobe plus a cable TV and clock radio. A ceiling fan with light has been installed to ensure your comfort.
Bedroom 5 - This room sleeps two people in twin beds and contains a bedside unit with lamp and a fitted wardrobe plus a cable TV and clock radio. A ceiling fan with light has been installed to ensure your comfort.
Bathroom 3 - The house bathroom has a toilet, vanity unit with lights and mirror above, a mirrored wall cabinet and sunken bath with shower. This room is easily accessible from both the pool/decking area.
